Relaxing, excellent walking, fishing and bird watching

Situated in Neen Sollars, a small, very pretty village in South Shropshire, the Hop Barn is an idyllic countryside retreat, ideal for fishing (trout or course) bird watching or simply relaxing and watching the stars at night!

Just three miles from Cleobury Mortimer and less than 10 miles from the the historic towns of Tenbury Wells, Bewdley and Ludlow, this detached, mellow brick cottage is imaginatively converted from old outbuildings which pre-date the owners Victorian house. Beams complement the lovely wood floor in the spacious open plan living area which is above the attractive beamed bedrooms and bathroom.

The village of Neen Sollars, though quiet, has an excellent pub and lovely church. It's a great base for some of the area's leading attractions including the Severn Valley Steam Railway, the Wyre Forest, the glorious romantic ruin of Witley Court (English Heritage) and its famous baroque Church, Hartlebury Castle and Burford Gardens.

The property has been substantially upgraded over the past year.

Facilities

Enter the Hop Barn from the drive to the hall. From here there is a short flight of stairs to the open plan spacious kitchen/dining/sitting room equipped with an electric oven, gas hob, microwave, fridge/freezer, shaker style painted pine kitchen cupboards, large flat screen colour TV with Sky satallite Freeview , dvd and video players, radio, HiFi system, wood burning stove, along with an enormous red leather sofa in the living room and sold oak dining room furniture.

Downstairs. Bedroom 1 Super - King size bed (6'2" wide, 6'6" long)and cot. Bedroom 2, single bed. Bathroom, bath with independent electric shower over, WHB, WC.

Wood floors and rugs upstairs, ceramic tiled floors with rugs downstairs. Lots of lovely unpainted, waxed Oak beams throughout. The Hop Barn is very well insulated and keeps lovely and warm in the winter, lovely and cool especially in the bedrooms in the summer. Oil central heating. There are electric blankets on the beds. There is an extra outside loo with washing machine.

Children welcome - cot and high chair provided. Babysitting can be arranged.

One well behaved dog by arrangement.
If you are staying in the Hop Barn with your Dog there are just a few basic rules :

1) Do not leave your dog unaccompanied either in the Hop Barn or the garden.

2) Please clean up any messes your dog makes, either in the garden or in the village.

3) Please do not allow your dog downstairs into the bedrooms.

4) There is a very large dog cage provided should you want to use it.


Ample parking and secure storage for bicycles etc.

It is set in a beautifully landscaped garden of about an acre and there is a BBQ and garden furniture to use.
In the paddock beyond the garden is a pool inhabited by domestic geese, some moorhens and mallards and other visiting ducks and regular visits from the heron and occassionally, a kingfisher. We get lots of different birds in the gardens including various types of owls and bats.

There is a path around the pool which can also be used as a jogging track, or for interval training if you are really keen. If you need some guidance I can arrange for some personal training for you. Of course, if you just want to stroll round that's perfectly fine! Take a cup of tea or bottle of wine and sit on one of the numerous benches that are dotted around both the garden and the pool.

We have a strict No Smoking policy in the Hop Barn.
Bed linen is included, all 100% cotton with good thread count, towels are available too.
The property must be left in a clean and tidy condition. Guests will be responsible for any breakages and damage to the contents or fabric of the building. Settlement for any damage to be made prior to departure.

Please note: You need to book early for specific events such as the Ludlow Shakespeare Festival, the Ludlow Food Festival, Vintage Motorbike Show in Cleobury Mortimer, and the Malvern Show.

Public Transport and grocery shops are in Cleobury Mortimer, 3 miles.
The nearest railway station is Ludlow.
Tesco does deliver Online Shopping to this address.
If you are an Online customer of Waitrose you can arrange to collect your order from Droitwich, Stourbridge or Malvern branches.

Additional single bed (1) £50 including linen, for any duration up to a week. No charge for under 2's in cot but no bedding/linen provided.
The number of guests staying in the Hop Barn must not exceed the agreed number.
Short Breaks during off-peak season possible. Min. 3 nights, from £180.
Short breaks during mid and high season as 'late requests' only - rates at the time of enquiry.
Discount available for multiple consecutive weeks of 3 or more.
The deposit is non-returnable and will be required when booking. If booking within six weeks of the holiday the total holiday cost will be required. Short breaks to be paid in full on booking.
The full balance of the total holiday cost is payable at least six weeks prior to arrival.
We recommend Holiday Cancellation Insurance as refunds can only be made if we are able to re-let that period.
Extra logs for the woodburner £10 per week.


Weekly bookings run from Friday to Friday.
The Hop Barn will be available from 4.00 pm on the day of arrival (or earlier by prior arrangement) and must be vacated by 10.00 am on the day of departure.

Neen Sollars is 3 miles south of Cleobury Mortimer. From Kidderminster take the A456 to Bewdley and take the Bypass towards Ludlow and Leominster. Keep on the A456 through Clows Top and Mamble. Approx. .5 mile from Mamble turn right signed to Neen Sollars. Follow this lane for 2 miles. 'Neen Court' is a large Victorian dark blue/grey brick house which you will see on your left after crossing the river in the village. To get to it look out for a drive on your left between a new house and a barn conversion. (Second drive on the left after crossing the river.) Follow this gravel drive and brick wall around to Blue iron gates with a sign 'Neen Court'.
